The first step in hardwood floor refinishing is removing the old finish. You will need to sand off the old finish using a walk-behind floor sander, which you can rent from a local home supply store. You might also want to rent a handheld power edge sander to sand hard-to-reach areas in corners and doorways and against walls. Both types of sanders should be equipped with a dust bag system and a vacuum to reduce the amount of dust spread into the air and left behind.
A walk-behind sander uses a large, rotating drum to evenly remove the finish from the floor. However, this requires that operate the sander properly and use the correct series of sandpaper grades. Stores should carry the three grades of sandpaper you need for successful hardwood floor refinishing: fine, medium, and coarse. For protection from dust, you should wear eye protection and a dust mask, as well as hearing protection.
Once you’re done sanding, the next step in hardwood floor refinishing is to fill any gouges or nicks in the floor using a broad knife and wood putty. Allow the wood putty to dry according to the directions, and lightly sand the areas by hand with fine sandpaper till they are as smooth as you want.
Once you have finished with the sand, you need to remove all the dust you’ve produced from the floor, walls, and molding. You don’t want any dust to fall from the walls and molding onto the floor later while the new finish is drying. To prevent this, first wipe down walls and molding once to get all the dust down onto the floor. Let the dust completely settle, and then vacuum up all the dust on the floor. A shop vacuum equipped with a dust filter should be enough.
After you’re done vacuuming, wipe down the entire surface of the hardwood floor with a tack cloth. This is a piece of wax-impregnated cheesecloth specially designed to pick up and hold onto dust. Make sure you buy enough tack cloths for the job: each one can only hold so much dust.
You have several options for when it comes to hardwood floor refinishing. The type of finish you choose determines the look and durability of the floor. Here are your options:
Polyurethane. Either water or oil-based, polyurethane comes varying degrees of shine, and gives a slightly plastic finish to wood. Both types of polyurethane can yellow or darken wood, although some of the newer water-based types darken wood a minimal amount. Polyurethane is excellent choice for high-moisture or high-traffic areas. However, it can be difficult to spot repair if it gets gouged or nicked.
Varnish. Varnish comes in different varieties, from glossy to matte finish. Higher glosses are more durable, but are also more reflective. Varnish darkens with age, but is easier to spot repair than polyurethane.
Penetrating sealer. This type of finish looks very natural and can bring out grain of the wood, which can be great if you have a beautiful hardwood floor you want to show off. However, it usually darkens over time. Penetrating sealer offers good protection against wear and tear, especially when regularly waxed. It is less durable than polyurethane or varnish, but the easiest of the three to spot repair.
It’s best to seal your floor on the same day you finish sanding to prevent the open wood grain from absorbing moisture from the air. Apply a stain (if you want one) and a sealer with a sheepskin applicator for best results. Even application of the sealer is important. Be careful not to use too much or too little sealer: too much pools on the surface; not enough, and your hardwood flooring won’t be protected.
After the sealer has dried, buff the floor with fine steel wool, vacuum and wipe the floor with a tack cloth, and apply the final layers of finish, making sure to remove all dust between coats. Wait at least 24 hours for the coat to dry before moving anything onto the floor.
